1.Sales preparation
Our company is available to the client for advice, if
desired, during the property planning phase. We gladly contribute
our competence to the assessment of how well the property
can be sold. For example, in co-operation with the mandated
architect, we develop ground plans which suit the demand and
are without contradiction. After the final ground plans have
been settled, we discuss the weighting of the prices for the
individual flats taking into consideration the total purchase
price to be obtained for the property. Further, we support
initiators in designing the construction and equipment specification,
the purchase agreement, the condominium declaration, the common
element rules including the management agreement.
2. Sales channels
Sales takes place through several channels. Our office
in Munich employs twelve staff members who are involved
in sales. Grundkontor AG maintains non-independent branches
in Frankfurt and Berlin. Four staff members are employed
at each location. Our company can fall back on a very comprehensive
customer base which is permanently extended through new
acquisitions. As well as that, we work together with decentralised
sub-sellers, tax advisors, insurance agents and other service
providers who possess a large and solvent customer base.
3. Sales strategy
With the strategy "Meetings, Mailings, Trade Fairs",
developed on the basis of our experience, our company has
developed a successful concept and can address a large multi-class
circle of interested parties. In their interaction, the
individual measures enable continuous support for our customers
from the first contact via the interest in purchasing "our"
properties and the purchase conclusions resulting from this
to the gaining of regular customers.
4. Financing service
A staff member in our company is available to all customers
for questions of financing and the drawing up of profitability
calculations. Each customer thus has the opportunity to
have tailor-made final financing brokered through us.
5. Marketing
Brochure
The prospectus material for the sales operation is developed
in close co-operation with the client. For this, our experience
contributes to the design of the content.
Advertisements
In the same way, we support our clients as well as the commissioned
advertising agencies in the design and creation of appealing
advertisements and convey creative sales-promoting ideas
for the content to achieve a consequently high resonance.
Mailings
We are also gaining the interest of customers increasingly
through effective target group mailings. In addition, interested
parties, who already have contact to our company, are given
information by being sent brochures about new properties.
Interest in each property is awakened again and again by
sending the latest news, for example, the current sales
status, property development, newspaper reports etc.; interest
in the property is thus maintained.
Events
Our company uses the possibility of housing and real estate
trade fairs, exhibitions and forums of very different promoters
to present current properties and to acquire customers.
